How Aluminium Windows Add Value to a Home in KZN

The financial case most homeowners don’t know about

Published by 3MC Services  |  Automatic Doors, Aluminium & Glass Specialists  |  Durban, KZN

If you’re considering upgrading your windows, you’re probably thinking about aesthetics first — how they’ll look, how they’ll fit the style of the house. That’s a good reason. But there’s a stronger financial case for aluminium windows in KZN that most homeowners don’t know about.

Here’s the full picture.

1. Estate agents confirm it: aluminium adds value

Estate agents and property valuers across South Africa confirm that aluminium windows add 5 to 10% to resale value compared to properties with steel or timber frames — particularly in modern homes and coastal areas. They’re considered a desirable feature by buyers. That figure comes from South African property data reported by ServiceLink SA, drawing on valuations across Durban, Cape Town and Johannesburg.

In practical terms, on a R2 million home, that’s R100,000 to R200,000 in additional value — from a single upgrade. Few home improvements come close to that return.

Why do buyers value them? Because aluminium windows signal low maintenance, durability and a modern finish. A buyer who views two similar homes knows that the one with aluminium windows will cost less to own over the next decade.

2. They last 30 to 50 years with almost no maintenance

Timber windows need to be sanded, sealed and repainted regularly. Left untreated, they warp, crack and rot — especially in KZN’s coastal humidity. Steel windows rust, even with paint. Both require ongoing attention and ongoing cost.

Aluminium doesn’t rust, warp or rot. It doesn’t need painting. In KZN’s climate — high humidity, coastal salt air, intense UV — aluminium outperforms every other window material by a significant margin. The right powder-coat finish will hold for 20 years without fading or peeling.

The lifespan of a properly installed aluminium window in South Africa is 30 to 50 years. Over that period, the maintenance cost compared to timber or steel is negligible.

“A homeowner in Ballito replaced her steel-framed windows with aluminium after buying an older property. Her comment was simple: ‘I don’t want to think about them again for 30 years.’ That’s what aluminium gives you.”

3. Energy costs in South Africa are rising. Aluminium windows help.

Eskom’s electricity prices increased by 12% in 2025, according to official tariff reviews. Energy costs are not going down. In that context, the thermal performance of your windows matters in a way it never used to.

Standard aluminium frames are thermally conductive — they transfer heat between inside and outside. But modern aluminium windows fitted with thermal breaks (a polyamide barrier built into the frame) significantly reduce that transfer. Homes with thermal break aluminium windows report 15 to 20% reductions in cooling costs.

In KZN, where air conditioning runs for most of the year, that’s a meaningful saving. And in coastal areas where humidity means air conditioning works harder than anywhere else in the country, the benefit compounds.

For buyers, energy-efficient windows are increasingly a priority. Under South Africa’s updated SANS 204 building standards, energy efficiency in new builds is now mandatory — making thermally efficient windows not just desirable but expected.

4. Durban’s coastal environment is hard on materials. Aluminium handles it.

Salt air corrodes steel within years. Timber absorbs moisture and swells. Both require treatment that most homeowners don’t keep up with consistently.

Aluminium with marine-grade powder coating — specified for properties within 5km of the coast — resists salt spray, UV degradation and coastal humidity without any special treatment. It’s the material the KZN coastal environment was made for.

If you’re buying, selling or upgrading a property in Durban, Umhlanga, Ballito, La Mercy or anywhere along the North or South Coast, the window material you choose has a direct impact on how long it lasts and how much it costs to maintain.

5. Aluminium accounts for 74% of all residential window installations in South Africa

There’s a reason the market has moved so decisively in one direction. According to Pro Aluminium, aluminium now accounts for approximately 74% of residential window installations in South Africa, with timber making up most of the remaining 26%. That’s not a trend — it’s an established preference based on decades of performance data.

For homeowners, this matters from a resale perspective. When the vast majority of buyers expect aluminium, a home with timber or steel windows is swimming against the current. Upgrading to aluminium puts your property in line with what buyers want.

6. You can get exactly what you want — the days of limited options are over

One of the reasons some homeowners have been slow to switch is a perception that aluminium looks industrial or cold. That was true of older systems. It’s not true now.

Modern aluminium windows are available in hundreds of RAL powder-coat colours, including warm tones, wood-effect finishes, and everything from charcoal and black to soft whites and bronzes. Slim profiles let more glass show through. Double-glazed options improve both thermal performance and noise reduction.

A home in Kloof with timber-look aluminium casement windows, powder-coated in warm bronze, looks nothing like a 1990s factory. The material is the same — the design options have transformed entirely.
